Aeroviaggi Direct Investments, a real estate entity within the Mangia’s group, has maintained its GRESB Green Star recognition in the 2026 Real Estate Assessment, based on 2025 performance data.
GRESB is an international organisation that assesses and benchmarks the environmental, social and governance (ESG) performance of real estate portfolios and infrastructure assets. Its assessments provide a framework for measuring performance and identifying areas for improvement.
The Green Star designation recognises real estate entities that meet defined performance thresholds across both the Management and Performance components of the GRESB assessment. Unlike the relative GRESB star rating, the Green Star designation is based on absolute performance criteria.
GRESB 2026: Key results and performance highlights
In the 2026 assessment, Aeroviaggi Direct Investments achieved an overall score of 74.9 out of 100, receiving a two-star GRESB rating and maintaining its Green Star recognition.
The assessment highlighted positive results across several ESG dimensions.
The Performance Score reached 53.1, exceeding both the GRESB average of 53.0 and the benchmark average of 50.2. In the Environmental dimension, a score of 45.1 was recorded, above the peer group average of 44.0.
Particularly notable were the results in the Social dimension, where Aeroviaggi Direct Investments achieved a score of 17.8, outperforming both the GRESB average of 17.0 and the peer group average of 15.6.
While the overall score decreased from 79.6 in the previous assessment to 74.9 in 2026, the entity maintained its Green Star designation, reflecting the achievement of GRESB's defined absolute performance thresholds.
Benchmarking alongside leading real estate investors
Aeroviaggi Direct Investments ranked 4th out of 7 entities in its GRESB peer group, which includes established international real estate investors and operators such as Azora Gestión, Colliers Global Investors Italy, Generali Real Estate, Grivalia Hospitality, Hotel Investment Partners and Unipol Investimenti.
The peer group has an average Gross Asset Value (GAV) of approximately USD 1.87 billion, compared with Aeroviaggi Direct Investments' portfolio value of approximately EUR 115 million.
Participation in this benchmark provides an opportunity to assess ESG performance alongside larger real estate organisations, offering insights into sector practices and areas for further development.
A continued focus on ESG performance
Maintaining the GRESB Green Star recognition forms part of an ongoing approach to measuring and managing ESG performance within Aeroviaggi Direct Investments' real estate activities.
The 2026 assessment provides a basis for identifying further improvements, particularly in governance, risk management, climate-related leadership and external assurance of environmental data.
Through continued participation in internationally recognised assessment frameworks, Aeroviaggi Direct Investments aims to strengthen its ESG management processes, monitor performance over time and support informed decision-making across its real estate portfolio.
